This access statement does not contain personal opinions as to our suitability for those with access needs, but aims to accurately describe the facilities and services that we offer all our guests at Orchard Barn. This access statement is available in larger print on request.

Introduction

Orchard Barn is ideal for people who want a truly memorable self-catering holiday. The open-plan design of the kitchen, dining and living area provides a lovely airy atmosphere which is complimented by contemporary home comforts.

Orchard Barn sleeps four people and has two bedrooms. The property is on one level and has recently been converted to provide a high standard of self-catering accommodation.

Pre-arrival

We can arrange for shopping to be delivered to Orchard Barn in time for your arrival. Please let us know your requirements when booking. Alternatively, Sainsbury’s, Tesco and Waitrose all deliver to Sisland if you prefer to order on-line. Please request that your delivery be made to The Tithe Barn.

Norwich operates a Shopmobility scheme at the Chapelfield Shopping Centre on Level 1 of the car park. The service offers loan of scooters, electric wheelchairs and manual wheelchairs to people who are either temporarily or permanently disabled and to elderly people with walking difficulties. The facility is very popular, so please book in advance. Call 01603 753350 to book or for general enquiries. The postcode is NR2 1RS

Key collection, welcome and car parking

The key can be collected from The Tithe Barn (further up the driveway). Alternatively, by prior arrangement, there is a key-code box which is 1480mm/58.25ins above ground level.

Parking is available for two cars on a gravel surface immediately in front of Orchard Barn.

The area is well-lit at night by a motion sensor light.

Entrance to Property

The entrance to the property consists of a single French door. The width of the door is 860mm/34ins.

There is one step to the door at a height of 100mm/4ins.

The entrance is well-lit by a motion sensor light.

The floor-covering inside the entrance is a short-pile door-mat and wood laminate flooring. The hallway, which leads into the living area, has a width of 1090mm/43ins.

There is a standard size, front-loading washing machine.

The controls for the central heating are located in the hallway 1440mm/56.75ins from floor level.

Shower Room

Access to the shower room is via a door opening 810mm/32ins wide.

The shower door has an opening of 360mm/ 14.25ins. The step into the shower is 200mm/8ins. A shower seat is available on request.

The toilet is 470mm/18.5ins high and the wash basin is 800mm/31.5ins high with crosshead taps.

A shaver socket is positioned on a fluorescent light over the mirror at a height of 1820mm/71.75ins above floor level.

There is a stool with a seat 550mm/21.5ins from floor level.

The bathroom is well lit with an overhead light and a fluorescent light over the mirror. There is non-slip ceramic tile flooring throughout.

Open-plan lounge and dining room

The lounge has two sofas – both with non-feather cushions.

One converts into a sofa-bed. As a sofa, the seat height from the floor is 450mm/17.75ins. This converts into a bed which is 1120mm/44.25ins wide and 1760mm/69.25ins long. The height of the bed from the top of the mattress to the floor is 510mm/20ins.

The second sofa has a seat height of 480mm/19ins from the floor.

There is a footstool with a height of 400mm/15.75ins from floor level.

There are two coffee tables, one with a surface height of 440mm/17.5ins from the floor and the other with a surface height of 390mm/15.5ins from the floor. Furniture can be moved.

There is a widescreen digital TV with remote control, subtitles and a DVD player.

The dining table is square with four legs 640mm/25.25ins from floor to lowest point of the table (under-space). The table is 760mm/30ins high with free space around it.

There are four dining chairs (all moveable) with padded seats but no arms. The seat height from the floor is 480mm/19ins. There is access to one dining chair with a padded seat and arms. The seat height from the floor is 460mm/18ins.

Throughout, lighting is natural daylight and, by night, overhead lighting complemented by table and floor lights placed around the room.

The flooring is wood laminate throughout. There is a short-pile rug on the floor of the living area.

There is a wooden dresser containing crockery and glasses on the shelves and cutlery in one of the drawers. The handle of the drawer is 695mm/27.5ins above the height of the floor and the shelf heights of the dresser from the floor are 812mm/32ins, 1120mm/44ins,1430mm/56.25ins and 1730mm/68ins respectively.

Kitchen

The oven has a top grill with a door that drops down; the handle is 740mm/29ins above the floor. The main oven has a door handle 460mm/18ins above the floor. The hob is 950mm/37.5ins above the floor and the controls for the extractor hood are 1730mm/68ins from the floor.

There is a refrigerator available – the highest shelf being 615mm/24.25ins above floor level. There is also a counter-top freezer. The handle of which is 1000mm/39.5ins above the level of the floor.

There is a dishwasher with a drop-down door; the handle and controls are 760mm/30ins from floor height.

The worktops and sink are 900mm/35.5ins above the floor.

There is a wall cupboard, the shelves of which are 140mm/55ins, 162.5mm/64ins and 185.5mm/73ins from floor height respectively

Saucepans, bake-ware and other cooking utensils are in the lower cupboards as is the cutlery. There is a cordless kettle (rotating 360⁰).

The kitchen is evenly lit with halogen spotlights above the whole area.

Flooring is wood laminate throughout.

Front Bedroom

The door to the front bedroom is 810mm/32ins wide.

The bedroom has a double bed. The height of the bed from the top of the mattress to the floor is 600mm/23.5ins. Bed blocks are available if the bed needs to be raised.

There is limited space around the bed(s) for wheelchair access.

Lighting is natural daylight and, at night, overhead lighting. Bedside lamps are also provided both sides of the bed on bedside cabinets with a height of 630mm/24.75ins.

The bedroom has a wardrobe with a handle 690mm/27.25ins above floor height. There is also a chest of drawers with the top draw height being 520mm/20.5ins above floor height.

The bedroom offers a good colour contrast between the floor, walls and door. The carpet is short-pile and the bedding is non-feather.

Back bedroom

The door to the back bedroom is 810mm/32ins wide.

The bedroom has a double bed. The height of the bed from the top of the mattress to the floor is 600mm/23.5ins. Bed blocks are available if the bed needs to be raised.

The bedroom has a wardrobe with a handle 1030mm/40.5ins above floor height.

Lighting is natural daylight and, at night, overhead lighting. Bedside lamps are also provided both sides of the bed. One on a chest of drawers 770mm/30.5ins high and one on a bedside cabinet 550mm/21.75 high.

The bedroom offers a good colour contrast between the floor, walls and door. The carpet is short-pile and the bedding is non-feather.

Garden

Orchard Barn has a paved patio area which can be accessed by the back door. The door is 750mm/29.5ins wide. There are two steps down to the patio. The first step down is 90mm/5.5ins high and the second is 210mm/8.25ins high.

The patio area is approximately 3.5m x 4.2m/ 11.5ft x 13.75 ft. A Metal table and chairs, plus a barbeque are available.

There is a gravelled path to the side of Orchard Barn which leads to the car parking area. At its narrowest it is 1.5m/5ft in width. The length of the path is approximately 10.5m/34.5ft.

There are steps from the patio which lead down into the orchard. The first is an overstep of 50mm/2ins in height and 140mm/5.5ins in width which leads to a step 240mm/9.5ins wide with 150mm/6ins of usable depth. The next step is 240mm/9.5ins wide with 160mm/6.25ins of usable depth. The final step is 240mm/9.5ins wide with 130mm/5ins of usable depth before you reach an uneven grass surface.

Additional Information

Dogs are welcome in Orchard Barn.

All areas of Orchard Barn have good colour contrast between the floors, doors and walls. Generally, doors and door-frames are dark with walls lighter in colour.

A vibrating alarm clock is available on request.

The mobile ‘phone reception is good and free Wi-Fi facilities are available although coverage and speed are variable.

The nearest Hospital with an A&E unit is the Norfolk & Norwich University Hospital which is 14 miles away. The nearest Doctor’s surgery is one mile away. The telephone number is 01508 520222. Should you need a doctor urgently when the practice is closed, telephone 111.
